| Policy, Terms & Conditions for all Rentals & Use of Web Site - When a reservation is made, a guarantee (which becomes your security and damage deposit) is required with either a credit card, money order, check (if time allows for processing), or cash deposit. All deposits are subject to a six percent booking charge, $50.00 minimum.
- All monthly rates shown are subject to a one year minimum lease depending on the property concerned. Call for month-to-month rental rates. All rentals other than leases are subject to appropriate governmental taxes. All rates do not include applicable taxes or cleaning after departure.
- A confirmation letter and invoice is sent to each guest prior to check-in (time allowing).
- A minimum advance security/damage deposit of $200 (plus a $50 booking charge) is required for each unit. (Beach front condos and homes require a $450 deposit plus a $50 booking charge.) Deposits will not be applied toward any rents due. Deposits are refunded after the unit has been inspected via check or credited back to your credit card within 14 to 21 days after departure. Reservation changes of any nature are subject to a $50.00 booking fee.
- Advance security/damage deposits are not applied toward your rent. All rental, housekeeping and taxes must be paid in advance or on arrival.
- We only rent to families with a least one adult, parent or guardian 25 years of age or over to promote a “family atmosphere.” At least one registrant per unit rented must be at least 25 years old and must be present on the premises at all times; any reservation obtained under false pretenses will be subject to forfeiture of deposits/rents collected and will not be permitted to check-in and/or asked to immediately leave.
- Cash, traveler’s checks, Master Card, Visa, Discover and American Express are accepted for payment. Sorry, no personal checks at check in without prior arrangement or receipt at least two weeks before check-in. Payment is due in full at check in. Credit cards are not accepted for monthly payments. There are no refunds for early departures except for acts of God that cause evacuations by order of a public authority.
- A minimum fourteen-day notice is required when canceling or changing a vacation reservation and are subject to a $50 booking fee. Deposit refunds for cancellations with less than a fourteen-day notice will not be refunded. Monthly rentals must cancel or change with a 30-day notice to receive a deposit refund minus the $50 booking fee. Rentals and leases over one month in length may forfeit their deposit unless prior arrangements have been made.
- While every attempt will be made to honor reservations for any specific property or unit reserved, we reserve the right to make last minute changes.
- All linen and towels are provided (a one time setup before arrival) for vacation rentals, however, you need to provide your own beach towels since linens and towels are not to be removed from the property. Any and all missing or damaged items will be charged against your security deposit. This includes towels, linens, pillows, decorations, or any other items inventoried as belonging to the property. Inventories are conducted before and after each guest arrives and leaves.
- There is a maximum number of occupants allowed per property and you need permission to exceed that limit. Exceeding the number of occupants registered or allowed can cause you to lose your security/damage deposit and be evicted due to fire code regulations--without refund of any rents paid, at the sole discretion of Riviera Property Management.
- Violation of any state, county and city law or noise curfews ordinances will not be tolerated and will result in forfeiture of your deposit and eviction without refunds of rents paid.
- Small dogs 25 pounds or under are allowed only in certain properties and animals are illegal on the actual beach. Make sure you tell us before checking in if you are bringing any pet with you. In no circumstances are cats or larger dogs or other animals allowed. Failure to do so will cause you to lose your security/damage deposit and any rents paid at the sole discretion of Riviera Property Management. All small dogs are subject to a pet fee, call for details. Pet fees do not apply to any extra cleaning charges that may occur as a result.
- Smoking inside any property will absolutely not be tolerated and will absolutely result in forfeiture of your deposit; and immediate eviction from the property.
- Our business hours: Office hours: Money through Friday 9 a.m. to 5 p.m. (Open Saturdays during the summer season.) Sundays by phone or email (for reservations) or appointment.
- Phone (850) 234-2151 for after hour emergencies. Check-in time is 3 p.m. Check-out is at 10 a.m. Guests will be charged an extra day for late check-outs. You may be able to check-in early or late with prior arrangement. Should you be checking-in later than normal business hours, please let us know beforehand.

- Rentals are for three days minimum during the summer season from Memorial Day through July 31st. Gulf or ocean front properties are one week minimum from Saturday to Saturday or Sunday to Sunday during the summer season. Rentals are for two days minimum during other seasons. Sorry, but the free seventh day does not apply to any rental period or week containing a holiday.
- Professional housekeeping and laundry service can be purchased if you desire extra service.
- Upon arrival, guests are provided with an information packet and check-in sheet.
- By use of this web site, renting or leasing any of our managed properties, giving your credit card number, either over the phone or in person, you agree to the above stated policies as well as those restated with your reservation, and at the time of check-in and arrival.
